Sleek finishes with an emphasis on verticality, focusing on large windows, skylights, and clean lines. The goal is to follow a more traditional brownstone/townhouse layout with the entry foyer being a hallway that the kitchen and living area branch from.
The primary bedroom will be separate from the other bedrooms, with the office located closest to it to reflect the owner’s use of a live/workspace. The public spaces function as the core circulation of the home, with a large living area for gatherings close to the rear and away from the main entrance to emphasize the procession and be able to connect directly to the covered BBQ and rear yard.
Exterior finish is intended to be a dark gray brick veneer finish, possibly with wood accents and brass hardware/trim.
This layout focuses primarily on an industrial logic to space, with the main areas directly connected and visible to each other directly from the entry, and a clear separation of work/live spaces to reflect the studio culture typically found in Brooklyn.
The L shaped plan allows for access to the rear yard from all public spaces and the emphasis lies in a clearly defined boundary between the private bedrooms and the rest of the house. Also, we tried to emphasize maximum storage spaces in this layout.
Exterior finish is intended to be a red brick veneer finish with dark metal trim.
This configuration emphasizes, on gathering spaces that reflect the familial and cultural foundation of Queens, NY. A good chunk of the building area is dedicated to the living, dining, and kitchen, with all other rooms connecting directly to these spaces, so that it serves as the programmatic core to the home.
We opted for a 45-degree layout to provide the most space out of the angle and create an interesting corner for the space itself, to get a lot of light to feel even larger. The intention is also, to design the exterior space as much as zoning would allow to make a significant connection between the interior and exterior, maximizing the feeling of openness and scale for the family.
Exterior finish is intended to be a stucco finish with classical cornice/trim elements.
This Model reflects the bold culture of community found in the Bronx, maintaining an open floor plan. We placed an emphasis on a grander entry connected to a large living space, with relatedness to the rear yard, with the kitchen and dining area attached to create one large great room.
The private spaces are organized in a double loaded corridor, with an axis point between public, private, and garage access for simpler circulation. Additionally, plenty of available wall space for the owner to express their interests openly.
Exterior finish is intended to be a buff or beige brick veneer finish with stepped brick details.
